What is the Seniors Home Adaptation and Repair Program in Alberta?

The Seniors Home Adaptation and Repair Program (SHARP) allows seniors to use their home equity to improve their homes. Eligible seniors can apply for a low-interest home equity loan with the Government of Alberta to cover renovations such as replacing windows and doors to their primary residence.

You must provide a written cost-estimate or receipts for all project funds being applied for. A maximum loan of $40,000 is available.

Seniors may apply for retroactive funding. Receipts must be provided for home repairs, adaptations or renovations completed and paid for within 12 months before the date that SHARP staff receives your application package.

Eligibility

You (and your spouse, if applicable) must have a annual combined income of $75,000 or less and a minimum of 25 per cent equity in your home.

To Qualify You Must Be:

➡️Age 65 or older and listed as a registered owner of a residential property in a Land Title Office (only one spouse/partner needs to be 65)
➡️A Canadian citizen or permanent resident of Canada
➡️An Alberta resident for a minimum of three months

Property Qualifications:

➡️Only your primary residence is eligible
➡️Property covered by home insurance at full replacement value
➡️Sufficient equity of at least 25 per cent

How much funding is available?

Eligible seniors can access a low‑interest loan of up to $40,000 to cover approved home improvements.

Do I have to make monthly payments right away?

No—SHARP loans typically don’t require monthly payments. Repayment is usually deferred until you sell your home, the home is no longer your primary residence, or decide to pay it back earlier.

What if I don’t qualify for the loan?

If you’re not eligible for a loan, you may still be considered for a grant to help cover basic and essential repairs.
